Real estate license requirements in Wyoming

Wyoming’s statutory minimum for pre-licensing is just 30 hours across two courses — and applicants already licensed elsewhere get a distinctive partial waiver, not full reciprocity: the national portion of Course I is skipped, but Course II and the full exam are still required.

Education

The Wyoming Real Estate Commission sets a statutory minimum of 30 hours across two courses — Course I and Course II — though in practice most approved schools deliver noticeably more (recommended breakdowns run closer to 40 + 21 + 7 hours across the curriculum). First-time applicants need both courses in full.

Requirement Hours Notes
Course I Statutory min. included in the 30hr total National + Wyoming state portions
Course II Statutory min. included in the 30hr total Required of all first-time applicants

Treat the 30-hour figure as a legal floor, not a target — check with your specific school for their actual delivered curriculum, which commonly runs well above the statutory minimum.

What Wyoming calls your first license

Wyoming’s entry-level license is called “Salesperson,” with “Broker” as the upper tier. The state’s real distinguishing feature isn’t its terminology — it’s how it treats applicants who are already licensed elsewhere. Rather than a blanket reciprocity agreement, Wyoming applies a narrower, specific waiver: if you’re already licensed in another state, you only need the Wyoming-state portion of Course I (the national portion is waived), plus the full Course II. You still take the complete Wyoming exam either way. This is meaningfully different from “no reciprocity” — there’s a real, if partial, benefit — but it’s also meaningfully different from full reciprocity, so don’t expect a wholesale exemption.

The licensing exam

Wyoming’s exam is administered through Pearson VUE/PSI, with a national and a state-law portion, and a choice between an in-person test center or remote OnVUE proctoring at a slightly higher fee.

Portion Items Time To pass
National 80 scored + 5 unscored pretest 2.5 hrs Scaled score of 75
Wyoming state law 40 scored + 5–10 unscored pretest 1.5 hrs Scaled score of 75

Fees run $80 per portion at a physical test center, or $90 per portion for OnVUE remote proctoring.

Already licensed elsewhere? You still need Course II and the full exam

Wyoming's out-of-state waiver only covers the national portion of Course I — you'll still need to complete Course II in full and pass Wyoming's complete two-part exam. Don't mistake this for full reciprocity; it's a real time-saver, but not a shortcut past licensing in Wyoming.

Fees

Fee Amount Paid to
Original license fee $300 Wyoming Real Estate Commission — no separate application fee
3-year renewal (for reference) $350 Wyoming Real Estate Commission
Exam fee $80–$90 per portion Pearson VUE/PSI, depending on test center vs. OnVUE remote
Background check Not confirmed (~$39 estimate) 2 fingerprint cards, processed via FBI/WY DCI

Between the $300 original license fee and roughly $160–$180 in exam fees for both portions, budget in the $460–$480 range in state and vendor fees on top of your course costs, plus an unconfirmed fingerprint-processing fee.

How to apply, step by step

Wyoming’s process runs education, exam, background check, then license application.

1
Complete Course I and Course II

Statutory minimum 30 hours combined; most schools deliver more. Already licensed elsewhere? You only need the Wyoming-state portion of Course I, plus all of Course II.

2
Schedule and pass the Pearson VUE/PSI exam

Both the national and Wyoming state-law portions, scaled score of 75 required on each.

3
Submit 2 fingerprint cards

Processed through the FBI and Wyoming Division of Criminal Investigation.

4
Submit your license application

To the Wyoming Real Estate Commission, with the $300 original license fee — there's no separate application fee.

5
Find a sponsoring broker

A Wyoming Salesperson license must be affiliated with a licensed Wyoming broker.

6
Enjoy a CE-exempt first renewal cycle

Your first renewal cycle is exempt from continuing education; the standard 3-year cycle requirement kicks in after that.

After you’re licensed: staying current

Wyoming doesn’t have a distinct post-licensing course. Your first renewal cycle is exempt from continuing education entirely. After that, you move into the standard 3-year CE cycle: 45 hours for Salespersons and Associate Brokers, or 53 hours for Responsible Brokers.

Reciprocity

Wyoming does not offer blanket reciprocity with any state. What it does offer is the partial waiver described above: applicants already licensed elsewhere skip only the national portion of Course I, but still complete Course II in full and pass Wyoming’s complete two-part exam. If you see “Wyoming reciprocity” referenced elsewhere, this narrower Course I waiver is what it actually refers to — not an exemption from Wyoming’s licensing process.

Common questions

Does Wyoming have reciprocity with other states?

Not in the blanket sense. Applicants already licensed elsewhere get a specific, partial waiver — the national portion of Course I is skipped — but still take Course II in full and pass Wyoming’s complete exam.

What's the real minimum number of pre-licensing hours in Wyoming?

The statutory minimum is 30 hours across Course I and Course II, but most approved schools deliver considerably more — check with your specific provider for their actual curriculum length.

Should I test at a Pearson VUE/PSI center or remotely?

Either works — a physical test center costs $80 per portion, while remote OnVUE proctoring costs $90 per portion.

Is there continuing education required right away?

No — your first renewal cycle is CE-exempt. The standard 3-year cycle (45 or 53 hours, depending on license level) starts after that.

What's Wyoming's entry-level license called?

Salesperson, with Broker as the upper tier — standard terminology.
