The application process, step by step
The exam gets the attention, but it is rarely what holds people up. The background check is, and it is the one step you can start earlier than you think.
The order things happen in
Before buying anything. Hours range from 40 to 180 and the course must be approved by the state that will issue your license.
You will receive a completion certificate. Most states require it before you may apply, though a few let you apply in parallel.
This is what generates your exam eligibility. In Texas you receive an eligibility letter that you must bring to the test center.
Start this as early as your state allows. It runs on the state's timetable, not yours, and is the usual reason a license takes months rather than weeks.
At least 24 hours ahead — walk-in examinations are not available. You get the result before you leave.
Texas emails the license document within five to ten business days of passing, once the background check has cleared. In most states it is not active until a broker holds it.
The eligibility window is real
Passing one portion of the exam does not buy you unlimited time to pass the other. Texas holds a passed portion only if you retake the failed one within one year of filing the application. If the application expires you reapply from scratch and meet whatever the current requirements are by then.
There is also a cap on attempts. Texas allows three before requiring additional qualifying education: 30 hours if you failed one portion, 60 if you failed both. After completing it you submit the course documents and your third failed score report to the commission, then wait five to seven business days for authorization to reach the testing vendor.
What you will need to produce
From a provider approved in your state.
One with a photograph and signature, both unexpired and in English.
Through the state's designated provider, not any fingerprinting service.
Where the state issues one, you bring it to the test center.
Common questions
Can I apply before finishing the course?
It depends on the state. Some require the completion certificate with the application; others let you apply first so the background check runs in parallel. Where that is allowed, take it — it is the easiest few weeks you will save.
How long does the whole thing take?
Six weeks to six months. The education hours set the floor and the background check sets the ceiling, and neither is affected by how quickly you study.
What if I move states halfway through?
You generally start again under the new state’s rules, since both the education approval and the application are state-specific. If you are already licensed, that is a different route — see the reciprocity page.
