Education

The Nebraska Real Estate Commission (NREC) currently requires 96 hours of pre-licensing education: 90 hours across three 30-hour courses, plus an additional 6-hour Professional Practice and Standards course. This 96-hour figure supersedes an older 60-hour figure still cited on many prep and aggregator sites — 96 is current as of a direct NREC source check.

Principles & Practices 30 One of three required 30-hour courses
Nebraska License Law 30
Approved elective 30
Professional Practice and Standards 6 Additional required course beyond the three 30-hour courses

What Nebraska calls your first license

Nebraska’s entry-level license is a “Salesperson.” You’ll need a sponsoring Nebraska broker before your license can be activated.

The licensing exam

Nebraska contracts with Pearson VUE to administer a combined 130-question exam covering both national and state-specific content.

Portion Items To pass
National 80 questions 60 correct (75%)
Nebraska state 50 questions 38 correct (75%)
Combined sitting 130 questions, 240 minutes Both sections independently

One secondary source cites a $150 exam fee, which is noticeably higher than most peer states and wasn’t independently confirmed against the official Pearson VUE Nebraska candidate handbook (#092800) this session. Confirm the current fee before you schedule.

Nonresidents: your background check takes longer

Nebraska requires fingerprint-based background checks for every original applicant. Nebraska State Patrol uses Live Scan for in-state candidates with no separate scanning fee, but nonresidents are mailed fingerprint cards instead — build extra time into your timeline if you're applying from out of state.

Fees

Fee Amount Paid to
Application & license fee $175 (effective on/after Sept 1, 2025) Nebraska Real Estate Commission
Exam fee ~$150 (not independently confirmed) Pearson VUE
Background check Not independently confirmed NE State Patrol / FBI

Confirm current fees directly with NREC before you budget, especially the exam fee, which we could only source secondarily this session.

How to apply, step by step

Nebraska’s process is straightforward, but the 96-hour education requirement takes real time to complete.

1
Complete 90 hours across three 30-hour courses

Principles & Practices, Nebraska License Law, and an approved elective.

2
Complete the 6-hour Professional Practice and Standards course

This brings your total to 96 hours.

3
Complete a fingerprint-based background check

Live Scan for in-state candidates; mailed fingerprint cards for nonresidents.

4
Schedule and pass the Pearson VUE exam

130 questions total, 75% required on each section.

5
Find a sponsoring Nebraska broker

Required before your license can be activated.

6
Submit your application and $175 fee to NREC

Effective on/after Sept 1, 2025.

After you’re licensed: staying current

We didn’t find a post-licensing education tier for Nebraska salespersons that’s distinct from the 96-hour pre-licensing requirement and standard renewal continuing education. If you’re newly licensed, your next education deadline is your regular CE renewal cycle — confirm specifics with NREC.

Reciprocity

Nebraska offers a license-recognition pathway for people moving to Nebraska who already hold an active real estate license in their home state or jurisdiction. We weren’t able to confirm a specific list of which states currently qualify or exactly what’s waived — if you’re relocating with an existing license, contact NREC directly to find out whether your home-state license qualifies.

Common questions

How many pre-licensing hours does Nebraska require?

96 hours currently: 90 hours across three 30-hour courses, plus a 6-hour Professional Practice and Standards course. This replaces an older, stale 60-hour figure still seen on some prep sites.

How much does the Nebraska exam cost?

Cited at around $150 by secondary sources, but not independently confirmed against the official Pearson VUE handbook this session — verify before you schedule.

What's the current application fee?

$175, effective on or after September 1, 2025.

Does Nebraska have reciprocity with other states?

A license-recognition pathway exists for people moving to Nebraska with an active license elsewhere, but we couldn’t confirm which specific states currently qualify. Contact NREC directly.

Do nonresidents complete the background check differently?

Yes. Nonresidents are mailed fingerprint cards rather than using Nebraska State Patrol’s in-state Live Scan.
