Real estate license requirements in Georgia
Georgia offers broad license-by-reciprocity for anyone already licensed elsewhere in good standing — with one notable exception: Florida residents, who must still pass Georgia’s Supplement Exam regardless.
Education
The Georgia Real Estate Commission (GREC) requires 75 hours in a Salesperson’s Prelicense Course, though there are accepted alternatives.
| Path | Hours | Notes |
|---|---|---|
| Salesperson’s Prelicense Course | 75 | GREC-approved provider |
| Qualifying college coursework | Varies | Accepted alternative to the 75-hour course |
| Out-of-state 75-hour course | 75 | Accepted if substantially equivalent |
What Georgia calls your first license
Georgia’s entry-level license is called a “Salesperson” — standard terminology, and you’ll need a sponsoring broker to activate it.
The licensing exam
Georgia contracts with PSI to administer the exam. As of the current live PSI bulletin (dated July 1, 2026), the fee is a flat $175 covering the Salesperson/Broker/CAM exam fee schedule.
| Item | Detail |
|---|---|
| Vendor | PSI |
| Fee | $175 flat |
| Structure / passing score | Not confirmed in our research — check PSI’s current Georgia candidate handbook before test day |
We did not find a confirmed question count or passing score for the Georgia exam this session — don’t take a number you see elsewhere as certain; check the current PSI Georgia candidate handbook directly.
Georgia requires a GCIC criminal history report that must be no more than 60 days old when you apply. Get it done too early and you may have to redo it — line it up close to when you're actually ready to submit your application.
Fees
| Fee | Amount | Paid to |
|---|---|---|
| Exam fee | $175 | PSI |
| License fee | $170 | Paid directly at the PSI test center upon passing — no separate application fee |
| Background check | Varies | GCIC criminal history report, obtained locally; no fixed statewide price |
Georgia doesn’t have a separate application fee the way some states do — the $170 license fee is paid directly at the PSI test center once you pass. If a card payment is declined and you have to replace it with certified funds, a $25 handling fee applies.
How to apply, step by step
The steps can overlap in places, but this is the order that avoids the most common delays.
Or an accepted alternative such as qualifying college coursework.
Must be no more than 60 days old when you apply.
The fee is a flat $175.
Covers both national and Georgia-specific content.
Due immediately upon passing — this replaces a separate application step.
Georgia requires salesperson affiliation with a licensed broker.
Once your broker affiliation is on file.
After you’re licensed: staying current
Georgia doesn’t have a distinct post-licensing course for new salespeople. Instead, you go straight into the standard continuing education cycle: 36 hours per 4-year renewal period, of which 3 hours must be License Law. Brokers need an additional 18 broker-specific CE hours within that same 36-hour total — but that’s a broker-level requirement, not something a new salesperson needs to worry about.
Reciprocity
Georgia’s reciprocity is broad: any actively licensed, good-standing salesperson or broker from another state can get a Georgia license by reciprocity, without retaking the full exam. The one notable exception is Florida residents — they are the sole carve-out and must still pass Georgia’s Supplement Exam via PSI regardless of their Florida license status.
Common questions
Does Georgia have reciprocity with my state?
Yes, broadly — any actively licensed, good-standing salesperson or broker from another state can qualify by reciprocity without a full re-exam, with one exception (see next question).
I'm a Florida resident with an active Florida license — do I still need to test?
Yes. Florida residents are the sole exception to Georgia’s reciprocity policy and must pass Georgia’s Supplement Exam through PSI regardless of their existing license.
Is there a separate post-licensing course after I'm licensed?
No — Georgia folds new salespeople straight into the standard CE cycle: 36 hours per 4-year renewal, 3 of which must be License Law.
How much does it cost in total to get licensed?
Budget $175 for the exam, $170 for the license fee (paid at the PSI test center), plus whatever your local GCIC background check costs — there’s no fixed statewide price for that last one.
What's Georgia's entry-level license called?
Salesperson — you’ll need a sponsoring broker to activate it.
